Coxe Property Management & Leasing is a full service Real Estate Management firm. Since my primary focus is Management and leasing of your rental property I am 100% dedicated to your property.

The services that I provide are as follows:

Real Estate Management: Collection of rents on a monthly basis, providing all maintenance and leasing services to you. Here I ask that you as the property owner to set up a monthly budget for expenses. When major expenses to occur, I consult with the owner first before I spend any monies, unless it is an emerergy. If you wish for me to use your contractors or carpenters, I will do so acting as your eyes and ears. If all you wish is for me to lease the units I do provide that service as well.

Staffed Plumbers and Carpenters For Repairs

I have a crew of painters and plumbers and carperters available to do just about anything you would require on a property. But most importantly I have Mickey. Who is Mickey? Mickey is my all purpose craftsman who worked as a plumber for 20 years then wanted to try a career change and studied to become an electrician. Then he decised to go to work for an appliance repair company. Hence Mickey can fix just about anything. If he cannot fix it, the unit is dead. Mickey should refer himself as Rent a Husband.

As a Property Manager in the New Orleans area, I understand just how difficult it can be to find and keep good tenants. What is even harder is locating good labor; painters, carpenters, appliance repairmen, and most importantly, a plumber who does not cost your first-born.

What can Coxe Property Management do for you that you are not doing already or have already tried? You already manage your own property and have been doing so for several years. You may have even tried using a few leasing agents or the services of a large Property Management Company that has lots of exposure.

Unlike many large companies, I manage and lease every apartment myself. I am not just looking for that one time commission; rather, a long-term business relationship both with you and your tenants. I do my level best to find only the most highly qualified people who can afford to live in your apartment(s) but also those who will take care of it. It definitely is not beneficial for you in any way if your property routinely has constant turnover and you have a negative cash flow.

Unlike many other real estate firms, a few past experiences with tenants who employ litigious lawyers have taught us many valuable lessons. Our company's leases contain a Binding Arbitration clause. What does that mean to you? Simply stated, You cannot be forced into a courtroom. If a tenant or one of their guest's slips and falls and it is no one's fault. If it is on your property, they must arbitrate.
