Whether or not you decide to utilize our property management services, we're happy to help you find your next tenant. From scheduling showings to conducting background checks to signing the lease… we do it all and we do it for significantly less than the standard "one-month's rent" commission charged by our competitors. Our leasing agents specialize in leasing:

FULL-TIME PROPERTY MANAGEMENT
Time is valuable. Many of our clients work full-time jobs, enjoy spending time with their families and even take occasional vacations. Several of our clients have also been relocated by their employer outside Chicago and are seeking a cost-effective way to keep their current home. Not to worry - our full-time property management and leasing services allow our clients to reap the benefits of owning investment property while avoiding all the headaches.
Services. As your full-time property manager, Lease Visions will manage and maintain every aspect of your property and landlord and tenant relationships, 24 hours a day... every day. At least two full-time property managers are assigned to each property. We are extremely responsive, trustworthy and professional. A few of our many full-time services include:
- Conducting the entire leasing process with existing and prospective tenants
- Preparing monthly financial statements
- Conducting routine maintenance
- Responding to tenant inquiries 24 hours a day - every day
- Collecting monthly rent
- Overseeing all construction projects
- Coordinating with tradesman to perform any necessary repairs
Fees. We typically charge between 6% and 8% of the monthly rental income, depending on the size of the property and number of units. We offer month-to-month contracts allowing our clients to cancel our services at ANY TIME for any reason if you become unsatisfied!
PART-TIME PROPERTY MANAGEMENT
Full-time property management services aren't for everyone. Our part-time property management services offer our clients the opportunity to control their monthly expenses by allowing them to spend money on an as-needed, or project-by-project, basis. As one of our part-time property management clients, you are eligible to order "House Calls" and receive year-round consulting services. By ordering a House Call, our clients are requesting that we send one of our trustworthy property managers to visit the subject property to perform any number of tasks that landlords are constantly summoned to perform, such as providing a spare key to a locked-out tenant, meeting contractors for estimates or repairs or assisting with any emergency situation.
Fees. We make House Calls for a nominal fee of $50.00 each and we do not require that our clients order a minimum number of House Calls per year.
